Leicester Lettings Co. understands that moving home can be both difficult and stressful.  Our experienced staff are focused on making the whole process as easy as possible.  We believe that listening to clients is the most important and accurate way of providing the level of service that we are renowned for.  Our knowledge of the local area means that we can give you sound advice on finding a property that suits your requirements.

Our professional portfolio is made up of single studio apartments to large family homes, giving us the ability to offer properties ideally suited to an individuals needs.  Our rental properties are of the highest standard, we check every property that we advertise to ensure that the accommodation is safe, tidy and well maintained.

We have detailed below the processes involved and have included helpful hints on how to reserve you property.  Our expert staff will help advise you the whole way through.

Finding & Viewing Properties

All of our available properties will be listed on this site, the listing provides a property description, location and price.  Once you have chosen a selection of properties, please send an enquiry using the property search function. (Professional property search).  Alternatively you can pop into the office or call on 0116 2700777.   

All viewings must be confirmed with the office no later than one hour before the agreed time, failure to confirm may result in the viewing being cancelled or rescheduled.

Making an Application

Tenants wishing to make an application for a property must complete an application form and pay a non-refundable Administration Fee of £150.00 plus VAT [reduced to £100.00 plus VAT for one individual moving into a one bedroom apartment].  Once the Administration Fee has been received the property is removed from the market until such time as the referencing has been completed.  (The Administration fee includes referencing, contracts & inventory – there are no hidden move in costs)

All tenants applying for a property will be referenced through our third party referencing company HomeLet. 

Once the referencing has been completed, a member of staff will contact the tenants to inform them of the outcome.  [If the application is declined by HomeLet then the whole application will not proceed any further.]

Please note, in some instances a Guarantor may be required, if this is the case, the Guarantor must complete a referencing form and return it to the office.  The fee for a Guarantor reference is £50.00 plus VAT.

Tenancy Commencement

Once the application has been completed successfully, a date will be set for the start of the tenancy.  All professional tenancies are for a fixed term of 6 months, unless agreed otherwise.  Extensions to the initial tenancy can be offered providing both tenant & Landlord agree.  For extending or amending the tenancy, a fee of £30.00 plus VAT will be charged

At the start of any tenancy the tenant will be required to provide the following:

1. Identification  
2. Damage Deposit (typically one calendar month’s rent)
3. Rent (typically one month in advance)
4. Key Deposit (£10.00 per set of keys)
5. Bank details (Rent is paid by Standing Order each month)
6. Certificate of contents insurance (Tenants contents insurance is a condition of the Tenancy)

Please note, Leicester Lettings Co. must be in receipt of cleared funds before any keys are released.  Cheque payments must be received by Leicester Lettings Co. at least 5 working days before the commencement of the tenancy. Leicester Lettings Co. cannot accept debit / credit card payments at this time.

Inventories

For those properties which are managed by Leicester Lettings Co., the tenants will be provided with a detailed inventory which must be completed and returned to Leicester Lettings Co. within 72 hours of the commencement of the tenancy.

Utilities & Council Tax

It is the responsibility of the tenants to pay for all utilities consumed during the tenancy term.  For properties which are managed by Leicester Lettings Co., we endeavours to inform all utility companies of the meter readings taken at the beginning of the tenancy.  If tenants choose to swap utility suppliers during the tenancy, they must inform Leicester Lettings Co. in writing.

It is the tenant’s responsibility to pay for all Council Tax during the term of the tenancy; For those properties which are managed by Leicester Lettings Co., we endeavours to inform the local council of all tenants named on the tenancy agreement.  For further information relating to Council Tax please refer to the Links

Maintenance

Every effort is made to ensure that your rented home is of the highest standard. However, from time to time you may find the odd problem.  If tenants experience any maintenance issues during the term of the tenancy, they must contact Leicester Lettings Co. / Landlord with immediate effect.  Leicester Lettings Co. / Landlord will endeavours to rectify all reported maintenance issues as soon as possible.

Checking Out & Deposit Return for Managed properties

For those properties which are managed by Leicester Lettings Co., a final inspection will be conducted.  The final inspection will be based on the inventory that was provided at the initial key collection. The final inspection can only take place if all keys to the property have been returned.  All keys must be returned on or before the final day of the tenancy.  If keys are not returned on or before this date, Leicester Lettings Co. will charge a daily rate of rent calculated by using the monthly rental figure stated on the Tenancy Agreement.

All properties should be returned in the same clean state as at the beginning of the tenancy.  In order to help facilitate this, Leicester Lettings Co. has produced the following notes / checklist as guidance.

It is the responsibility of the tenants to finalise all outstanding utility / Council Tax bills relating to the property.

Leicester Lettings Co. hopes to return deposits held in relation to any tenancy within 14 days after the final inspection as been conducted, providing the property is returned in the same clean state as it was given.

For those properties which are not managed by Leicester Lettings Co., tenants should deal direct with their Landlord.
