Graduation

At LLC we understand that students may need a bit more support and guidance than our other tenants, because they are dealing with so many new experiences in their lives. Not only are they studying away from home, but they may also be living in a new city, managing a tight budget, and may be far from the support network they have known.  We therefore do everything we can to minimise anxiety where your rented accommodation is concerned.

We manage a long list of properties owned by very reputable landlords, and we check every property that we advertise to ensure that the accommodation is safe, tidy and well maintained.

We have detailed below the processes involved and have included helpful hints on how to reserve you property.  Our expert staff will help advise you the whole way through.

The Student Year

  1. The typical student tenancy runs for a 12 month period from 1st July to 30th June
  2. Students typically pay half rent for July & August, as they do not wish to live in the property during those months
  3. Property reservations begin as early as November for the following academic year

Finding & Viewing a Property

All of our available properties will be listed on this site. Each listing will provide a property's description, its location and its price.  Once you have chosen a selection of properties, please send us an enquiry using the property search function (Student property search).  Alternatively you can pop in to the office or call us on 0116 270 0777.

During the busy period (November - February), viewings will normally be booked in one hour slots for each property, this ensures all potential tenants are able to view the property at a given time and that the current tenants are not disturbed excessively.  Please ensure that all members of the potential household are present at the agreed viewing time to avoid disappointment.

Reserving a Property

In order to secure a property, LLC requires you to pay an administration fee £60.00 per person. The property will be removed from the market and will be held exclusively for the named applicant(s) for a period of 10 days. Before the end of the 10 day period, each named applicant must:

  1. Pay the deposit for the property so that LLC holds it in cleared funds (the deposit is typically equal to 1 month's rent);
  2. Provide a guarantor who is a UK resident and who is at least 30 years old;
  3. Provide bank account details for setting up the standing order for future rent payments;
  4. Present at the LLC office a current valid University Student ID card;
  5. Visit the LLC office, as a group and all at the same time, to sign the tenancy agreement and the associated documentation.

Failure to complete the above processes within the 10 day timescale may result in the application being cancelled and the administration fee being forfeited.  In any circumstances, the administration fee is non-refundable if the applicant(s) withdraw their application.

Please note, administration fees must be paid in cash and deposits must be held by LLC in cleared funds within the timescale specified. Unfortunately LLC does not accept debit / credit card payments.

Guarantors

Each student tenant must be able to provide a UK-based Guarantor to underwrite their liabilities under the proposed tenancy.  Generally the Guarantor form will posted to the Guarantor on the same day as the administration fee is paid.  Once the Guarantor has received the form it must be returned, along with any supporting information, to LLC within the specified time period.

Please note, all student Tenancy Agreements are subject to each individual tenant providing a Guarantor.

Payment of Rent

The 2 months half rent (July & August) is paid in one installment by bank transfer (Standing Order) on 1st August.  Rental payments for September through to June are made on 1st of each month by bank transfer (Standing Order).  The Standing Order form for 11 payments is completed at the same time as the Tenancy Agreement.  If parents are going to be paying the tenants rent, then the Standing Order form will be sent along with the Guarantor form and must be returned within the specified time period.

Moving Into the property

The majority of student tenancies start on 1st July, however in exchange for paying only half rent for July & August, tenants agree  not to occupy the properties until 1st September as this is the only time of the year that Landlords have full access to the property to carry out any maintenance.  From 1st September tenants can pick up the keys to their property, provided a £10.00 deposit,  per set of keys, is paid at the time of collection.  The key deposit is fully refundable providing the same keys are returned at the end of the tenancy. The first tenant to occupy the property will be provided with a detailed inventory, which must be returned within 72 hours.

For those properties not managed by LLC, tenants should deal direct with their Landlord.

Utilities & Council Tax

LLC will inform all utility companies of the meter readings taken at the beginning of the tenancy.  It is the responsibility of the tenants to pay for all utilities consumed on or supplied to the property during the term tenancy.  If tenants choose to swap utility suppliers during the tenancy, they must inform LLC in writing.

Although students are exempt from paying Council Tax, LLC must inform the Council of all new tenants.
Please note, LLC cannot be held responsible for errors made by third party companies.

Maintenance

Every effort is made to ensure that your rented home is of the highest standard, however, from time to time you may find the odd problem.  If tenants experience any maintenance issues during the term of the tenancy, they must contact LLC immediately.  LLC will endeavours to rectify all reported maintenance issues as soon as possible.

For those properties not managed by LLC, tenants should deal direct with their Landlord.

Checking Out & Deposit return

At the end of each tenancy, LLC will conduct a final inspection.  The final inspection will be based on the inventory that was provided at the initial key collection. The final inspection can only take place if all keys to the property have been returned.  All keys must be returned on or before 4pm on 30th June.  If keys are not returned on or before this date, LLC will charge a daily rate of rent calculated by using the monthly rental figure stated on the Tenancy Agreement.

All properties should be returned in the same clean state as at the beginning of the tenancy.  In order to help facilitate this, LLC has produced the following notes / checklist as guidance.

It is the responsibility of the tenants to finalise all outstanding utility bills relating to the property.

LLC targets to return deposits held in relation to any tenancy within 20 working days after the final inspection has been conducted, providing the property is returned in the same clean state as it was given and there is no damage.
